It is critically important for a Seller to choose a real estate team that will go the extra mile to get an apartment sold.  Gordon von Broock has incorporated a staging division to help in this process.

Testing to see if a vacant apartment will sell first is the equivalent of testing the market at an extra high price. You only have one chance to make a positive first impression. Either spend money on staging or drop the property’s listing price. Staging typically costs between 1% to 3% of the listing price (with an additional 75% discount from the VB Team), while the average price reduction is 8%.

Most people cannot accurately see the way in which an empty apartment can be used, as there are no visual cues to give you a sense of dimension or space. Only 10% of buyers can visualize an apartment’s potential. Empty apartments don’t sell as fast as furnished ones, and correctly staged apartments are more appealing to a larger demographic because they have clean neutral tones that highlight their features rather than their furniture pieces. An empty apartment does not conjure up feelings of a homely environment with buyers because it offers them no emotional connection other than feelings of negativity. Buyers also develop feelings of desperation when they step into an empty apartment. As a result, buyers may jump to the conclusion that the owner needs to sell and will try to negotiate the price down because of it.
